Driveways

New pours, replacements, and extensions for the third car or the RV pad. Herriman's newer subdivisions are on fill in places, so sub-base preparation is where a driveway is won or lost.

Patios

Back patios, side yards, fire-pit pads and pathways. Broom finish, exposed aggregate, stamped or stained.

Decorative and Stained Concrete

Integral color, acid stain, exposed aggregate, saw-cut patterns. Worth doing on a flat, visible pour; not worth doing on something nobody looks at.

Sidewalks and Flatwork

Walkways, side-yard runs, shed and hot-tub pads, and the approach work that goes with a driveway replacement.

Repair and Replacement

Cracking, settling, spalling and heaved slabs. Some of that is a repair; a lot of it is a sub-base problem the previous pour was never going to survive. We will tell you which one you have.

What Herriman Does to Concrete

Freeze-thaw. Herriman sits high enough on the south end of the valley to cycle through freezing and thawing repeatedly every winter. Water gets into a hairline crack, freezes, and opens it. We use air-entrained mixes rated for it — the air voids give the water somewhere to go.
Fill and settlement. Parts of the newer subdivisions are built on engineered fill. Concrete poured over an under-compacted base cracks on schedule no matter what the mix was.
De-icing salt. It eats the surface of concrete that was not sealed or was poured too wet. Spalling on a five-year-old driveway is usually this.
High-altitude sun. It pulls water out of a fresh pour fast. Placement timing and curing matter more here than the ready-mix ticket does.

Permits in Herriman

Herriman requires a permit for driveway approaches and any work in the public right-of-way, and enforces setbacks and storm-runoff rules on residential flatwork. We pull what needs pulling.
